At the time a customer books a bungalow either through the website or through our office, a Booking Form clearly stating prices, payment terms, date of delivery and other terms and conditions along with receipt of payments made will be given to the customer.Within 30 days of booking and upon payment of Rs. 1.0 lakh an agreement of sale will be executed clearly stating the obligations and responsibilities of the builder and the buyer. Within 3 months of booking the buyer is required to pay 40% of the total sale consideration and at that time the land will be registered in favour of the buyer. In order to reduce stamp duty and registration charges, land will be registered in favour of the buyer @ Rs. 1,000/- per sq. yd and the balance land cost will be collected through a separate agreement viz., Agreement for Development Charges. At the time of registering the sale deed an agreement for construction will also be executed which covers the balance cost not mentioned in the sale deed and agreement for development charges.The Booking Form, the Sale Agreement, the agreement for Development charges and agreement for construction will constitute and form part and parcel of the agreements / deeds that will ensure perfect title for your bungalow.
