At the time a customer books a flat or bungalow either through the website or through our office, a Booking Form clearly stating prices, payment terms, date of delivery and other terms and conditions along with receipt of payments made will be given to the customer. Within 15 days of booking and upon payment of the I installment an agreement of sale will be executed clearly stating the obligations and responsibilities of the builder and the buyer
In cases where the buyer is availing an housing loan the flat or bungalow will be registered in favour of the buyer so that the housing finance company can create a charge on the property.
In case of flats sale deed for semi-finished flat and a construction contract shall be executed and registered in favour of the buyer. In case of bungalows an agreement for development charges, sale deed for the land and construction contract for the bungalow shall be executed and registered in favour of the buyer. The consideration mentioned in these agreements/deeds will help minimize the incidence of service tax, stamp duty and registration charges
The Booking Form, the Sale Agreement, the Agreement for Development Charges and Agreement for Construction will constitute and form part and parcel of the agreements / deeds that will ensure perfect title for the bungalow/flat. The draft formats for these documents are given below in PDF format. .
