Sub : DLF Homes – Booking of Apartment – Newspaper Advertisement – Buyers Beware
 
M/s. DLF Homes, having their marketing office at 1st floor, Thappar Niketan, 7/4 Brunton Road, Bangalore – 560 025, have released a fully page advertisement in The Times of India, dated 26th April 2009 (Sunday) announcing the opening of bookings for its proposed apartment complex names Westend Heights at New Town, DLF BTM Extension, located at Bannerghatta Road, BTM Extn., Bangalore.

The public is hereby informed that the promoter/developer has not obtained any approval or sanction plan from the Bruhat Bangalore Mahanagara Palike, which is the only competent authority to sanction building plans within the city corporation limits, irrespective of the number of floors.

In the advertisement, the promoter/developer has mentioned that the BDA approval has been obtained to build up to 4 floors and that the booking is in full swing. The elevation of the building as shown in the newspaper advertisement indicates that the apartment complex consists of 18 floors and not 4 floors as mentioned.

While the BDA is the competent authority to approve development plans in the BBMP limits, the BBMP is the only competent authority to approve building plans within its jurisdiction. The developer /promoter, mentioning that they have obtained sanction of Director, Town Planning, BBMP, the developer has admitted stating that they have not obtained sanction plan from the BBMP and they are in the process of applying for sanction of the building plan. Prospective buyers are hereby advised against purchase of such illegal apartments as such apartments are liable for all lawful action that will be initiated against such illegalities including demolition. In any case, the owner of such apartment will not get occupancy certificate from the BBMP, which is an important document for all other transactions with the civic authorities.

The promoter has been advised to desist from such surreptitious advertisements soliciting the public to invest their hard earned money for an apartment complex that does not have a sanction plan duly issued by the competent authority namely, the Bruhat Bangalore Nahanagara Palike.

The public is further informed that they can obtain information free of cost regarding approved sanction plans within the city corporation limits from the Joint Director, Town Planning, located at the BBMP head office. People who wish to buy property may please avail this facility themselves that the building/apartment they wish to buy has all the requisite sanctions.

This advertisement has been issued in the public interest and the cost of this advertisement will be recovered from the promoter/developer.
